GuocoLand (Malaysia) Bhd, the property arm of Hong Leong Group, is bullish on the maiden launch of its Emerald 9 next month.
Its executive director Andy Chua said Emerald 9, which will offer serviced apartments in the affordable range, will be linked to Taman Suntex MRT station.
Emerald 9 is a RM1.2billiondevelopment comprising four towers of serviced apartments with 1,888 units, a 200-key hotel, 165 units of office spaces and 82 units of retail spaces.
Chua told NST Property that the hotel, to be developed at a later stage, would be retained and operated by GuocoLand (Malaysia).
The Bruce on9 features 477 units of serviced apartments with indicative prices starting from RM382,000.
It offers buyers one- to three-bedroom units with sizes ranging from 650 to 1,050 sq ft.
“We are targeting to launch Bruce on9 on May 11. The estimated gross development value is RM261 million. We aim to launch the second serviced apartment tower in October,” said Chua.
GuocoLand is offering discounts and rebates to woo buyers with the booking fee as low as RM1,000.
Chua said besides the price factor, he believes there would be strong demand for Emerald 9, thanks to its product offering and location.
“Emerald 9 is a fully integrated development comprising residential towers, hotel, office spaces, urban street shoppes and courtyard clustered around a glorious series of pockets and green spaces.
“The development will have the most comprehensive facilities in the entire Cheras district. It will have 48 fun and lifestyle facilities and 24-hour secured environment, featuring the concept of co-living and co-working,” he said.
Among others, there will be seven pools, shared kitchen for residents’ easy accessibility, jogging track on the rooftop, boxing pavilions, amphitheatre, sky communal lounge and cabana.
Chua said Emerald 9 represents GuocoLand’s vision to enrich buyers’ lifestyle in a mixed-use placemaking development.
