KUALA LUMPUR: ParkCity Group is preparing for more launches this year following the successful uptake of its luxury properties in Kuching, Sarawak, said Liew Swee Choong, the company's chief operating officer for East Malaysia and Cheras.
Liew noted that Kuching's economy has shown steady growth, driven by sectors such as tourism, manufacturing, and services.
A robust economy can sustain the demand for luxury properties, he told NST Property.
The group recently launched The Mansions @ Kenny Heights, a 45-acre luxury estate located in the affluent Kenny Hill suburb in southern Kuching.
With a gross development value of RM225 million, The Mansions will offer 28 units of double-storey semi-detached houses and 25 units of double-storey bungalows. The semi-detached houses have a built-up size between 4,140 and 4,210 sq ft, while the bungalows range from 6,564 to 6,987 sq ft.
Prices start at RM3.1 million for the semi-detached houses and RM5.1 million for the bungalows.
According to Liew, as of early May, the take-up rate was 55 per cent for the semi-detached houses and 88 per cent for the bungalows.
The Mansions will be Kuching's first landed strata development project. The monthly maintenance fee, inclusive of a sinking fund, is about RM500 for the semi-detached houses and RM800 for the bungalows.
"A landed strata property had never been approved in Sarawak before. This is a new concept here. In strata, you have a lot of rules, such as the requirement to pay maintenance charges, while in non-strata, you can't enforce them. You can only educate them and show them that it is good for them to maintain their own area.
"They will really see the difference between theirs and the next-door neighbours. Then they will appreciate how and why the community is important," he said.
Inspired by the success of Park Homes at ParkCity's flagship township, Desa ParkCity in Kuala Lumpur, The Mansions features a unique living-by-the-park concept with lush green spaces, thoughtful conveniences, connectivity, and sustainable living principles.
"Our developments are always about providing good products, a good environment, and a good community. Kenny Hill in Kuching is like Bukit Tunku in Kuala Lumpur. A lot of people have good memories of the place. It is an established, upmarket neighbourhood. That gives us a good position for our development. The area has a rich history with a lot of colonial-style houses from the British administration era," Liew said.
He believes that Kenny Hill, an affluent neighbourhood rich in tradition and history, will continue to be well-known among the people.
Other components of Kenny Heights include Parc Residence (low-rise residential, 4.5 acres), The Estates (landed residential, 18 acres), Park Walk (neighborhood mall, 4.9 acres), Parc Place (high-rise residential, 3.8 acres), and Central Park (public park, 3.6 acres).
Liew added that the project's connectivity will be enhanced by an autonomous rapid transit (ART) station at the nearby mall, The Spring, which is part of the Sarawak government's Kuching Urban Transportation System programme.
