Sales at Busana@Menara Mara have been poor due to low foot traffic, with vendors only seeing good sales performance during festive seasons like Ramadan.
The rest of the year, sales are so low that sustaining business is challenging.
This led to a number of vendors foregoing their leases and the number of vacant lots increasing.
Vendors surveyed by Business Times say their suggestions for marketing improvements have fallen on deaf ears.
Just a stone's throw away from popular haunts Sogo and Pertama Complex, vendors met by Business Times say the older buildings do a better job of marketing themselves by adding billboards and lively lighting.
"The mall is at the traffic light; surely people will stop and look at the advertisements," one vendor who declined to be name said.
According to the 2024 Auditor-General's Report, Menara Mara's financial performance has been poor, with a -132 per cent return on investment as of 2023.
