KUALA LUMPUR: KSK Group announced that it will be the first company in Malaysia to leverage artificial intelligence (AI) technology called Delve to help real estate developers plan and create sustainable developments.
Created by Sidewalk Labs, a New York-based urban innovation company, Delve is a software tool that can promptly create neighbourhoods with lesser risk.
By using Delve, KSK will be able to drive smart, sustainable developments via real-time data-driven feasibility and massing studies.
KSK Group's chief executive officer and KSK Land managing director, Joanne Kua, said as a lifestyle and design property company, we constantly struggle with making thousands of decisions whilst juggling between dozens of variables that contribute to a homeowner's quality of life.
"These decisions that are made early in the process, especially in the master-planning stage, may lead to unforeseen impacts later on or even spell the make or break of a project's financial and marketing viability
"With Delve, we will be able to discover the design option that delivers the most optimal and sustainable lifestyle outcomes for our customers," she said.
Delve, a digital master planning tool, utilises machine learning and computational design to optimise developer's urban plans for multiple outcomes.
With a multitude of valid design options and quantitative analysis for various project scenarios, it allows development teams to make fewer redesigns in less time, with better outcomes and information for their development process.
Delve will help KSK Land's AI pricing engine by KSK City Labs to enable them customise the pricing for every unit based on every individual's unit offering and characteristics, which include the sunlight exposure hours, a wellness-driven variable that differs from one unit to another.
Delve's co-head, Sidewalk Labs, Okalo Ikhena said "Sidewalk Labs is committed to radically improving the quality of life in cities for all. Delve helps achieve this through holistic, quantitative, and transparent urban design."
As part of KSK Land's roadmap, Delve lets the company develop practical designs that lean towards sustainability and wellness.
The software will conclude options that maximise energy efficiency by optimising sunlight exposure and enhance friendly walking areas to reduce the number of vehicles and exposure to carbon emissions.
"KSK Land is a leader that continues pushing boundaries of development in Southeast Asia and around the world. We are excited to see how much further the company can drive the priority outcomes that matter to the communities they operate in through its use of Delve," Ikhena added.
