UEM Sunrise adds value to projects

With three phases of Serene Heights Bangi being close to completion, UEM Sunrise Bhd will start to introduce a number of complementary facilities to provide added convenience to the community.

UEM Sunrise chief operating officer, development, Datuk Roslan Ibrahim said the added value was part of the development’s masterplan.

This includes a 10.05ha Creekside Parkland, the largest green zone within the township that features a winding 1.3km-long waterway, a 3.5km-long cycling and jogging track, as well as a lush, landscaped space.

Along the Creekside Parkland, there will be themed playzones, where the community can enjoy traditional games like Hopscotch, Sepak Takraw, Gasing and Congkak.

It will also have a Wellness Garden, Leisure Garden and Serene Lakepark that would allow residents to reconnect with nature for relaxation.

The 180.10ha Serene Heights Bangi mixed-township development has a total gross development value (GDV) of RM3.4 billion and will be completed in 10 years.

The three phases of the township nearing completion are Acacia, Begonia and Camellia, with 436 residential units, collectively.

Commenting on the progress and performance of the Serene Heights Bangi development during a recent media site visit, Roslan said. “We are delighted to announce that our Serene Heights Bangi development is on schedule, and that the first three phases have received positive take-ups.”

As at end-April, progress on the three phases were 99 per cent for Acacia, 98 per cent for Begonia and 70 per cent for Camellia.

Acacia, which comprises 121 double-storey terraced houses, was launched in June 2015. All units were snapped up in two days.

The precinct has a GDV of RM73.2 million. The prices range from RM550,800 for intermediate units to RM919,800 for corner lots.

Begonia, which consists of 153 double-storey terraced houses, was launched in November 2015.

Current take-up for Begonia is at 78 per cent. The precinct has a GDV of RM107.6 million. The Begonia houses are priced from RM636,800 to more than RM781,800.

Camellia, which is made up of 162 units, was launched in August last year. The houses are priced from RM590,800 to RM992,800. The GDV for this phase is RM106.7 million, while the take up is about 88 per cent.
