Bandar Seri Alam in Pasir Gudang, Johor, is set to become more attractive for property buyers with several upcoming development projects that would add to the already impressive facilities and amenities in the township.
Among the projects is the construction of the new Pasir Gudang Hospital at a cost of about RM500 million, which was announced by the government in the 2016 Budget.
“The project is expected to begin by the end of the year. The fact that the hospital is located within Bandar Seri Alam would help to bring in more interest in the township,” said Freddie Lee, executive director of Seri Alam Properties Sdn Bhd, the township developer.
He said the two other projects that would help boost the attractiveness of the township are the construction of Foon Yew Secondary School and the Lee Chong Wei Badminton Academy.
“Both projects are expected to begin by the end of the year with the Foon Yew project slated to complete within a year. The academy is expected to take about two years to be completed,” said Lee.
He said in anticipation of the Bandar Seri Alam’s population boom, the company plans to spend about RM2 million in the next two years to improve the infrastructure facilities in the township.
“This would include re-routing the traffic in certain areas of the township to ensure traffic is smoother for road users,” Lee told NST Property.
Intelligent city on expansion mode
Bandar Seri Alam is also known as the “City of Knowledge” as it houses a number of higher learning institutions such as Universiti Teknologi Mara campus, Universiti Kuala Lumpur campus, the Masterskill University College of Health Sciences campus as well as international schools.
Lee said there are over 405ha in Bandar Seri Alam that have yet to be developed.
“We began developing the township on a 1,522ha plot in 1992, and, so far, we have developed over 60 per cent of the land. We plan to develop the remaining within the next 12 years, depending on the market,” said Lee.
He said the next phase of the township that the company would launch is Section 2 of Opal Residenz, which features 82 cluster and semi-detached units with a gross development value (GDV) of about RM66.4 million.
“We are launching Opal Residenz on August 12. The first phase of the development, which features 92 units is sold out. Buyers are interested in the units because we had engaged an Italian architecture firm to design the units and they are located on top of a hilly area,” said Lee.
Seri Alam Properties is also launching the Fortuna Hub Premier, which features 78 units of four-storey shop-offices with a GDV of RM214.8 million.
“These shop-offices are unique because each unit features a lift.”
Lee said the company would be launching its first high-rise development next year.
“It will comprise 240 condominium units in two blocks. Each unit will measure about 1,000 sq ft and priced in the RM300,000 range,” said Lee.
