SELLING properties during bad financial times or when the market is slow can be quite challenging.
But if you have a product that is interesting and offers sustainable values, it will receive market acceptance.
At the launch of Elmina Green Phase 1 about two weeks ago, developer Sime Darby Property Bhd has recorded a take-up rate of 70 per cent.
A total of 187 units were offered, with prices starting from RM683,888 (before Bumiputera discount of seven per cent).
The homes comprise 20ft-by-70ft double-storey terraced houses with a built-up area from 2,001 sq ft. All units feature an open-plan floor layout that combines living, dining and kitchen areas to optimise the usage of space and for ease of movement, making it an ideal home for multi-generational living.
The houses are fitted with various sustainability and wellness features, such as stone wool insulation to provide pleasant interior temperature and large windows for natural light and better air ventilation.
Low-volatile organic compound paint is used to eradicate the release of toxic materials and other chemicals into the environment.
Security grilles are pre-installed and designed to blend in with the units’ overall architecture. For added protection, a basic alarm system is also included.
On top of these features, residents will enjoy access to an 8.5ha lake park and 2ha of communal green space for recreational and social activities.
The development is also linked to jogging and cycling tracks and designed with cul-de-sacs for a safe and pedestrian-friendly environment.
Elmina Green Phase 1 is scheduled for completion in October 2019.
“The success of Elmina Green Phase 1 reprises that of other developments in the township such as our earlier four phases of Elmina Valley homes which received overwhelming response, signifying strong demand for reasonably priced residential products at the City of Elmina,” said Sime Darby Property general manager Appollo Leong.
Elmina Green Phase 1 is a new precinct at the City of Elmina township in Shah Alam, Selangor.
The 2,023ha freehold City of Elmina is located along the Guthrie Corridor Expressway to the west of Kuala Lumpur and is seen as one of the catalysts for growth in Selangor Vision City.
The estimated total gross development value for the entire township is RM24.6 billion.
The City of Elmina includes Denai Alam, Bukit Subang, Elmina East and Elmina West.
Within the township are the 121ha Elmina Central Park and a 90km cycling and jogging track, which is one of the longest in the country.
