Mah Sing Group Bhd, which launched its maiden township project in Rawang about 10 years ago is launching M Panora in the third quarter of this year with a gross development value (GDV) of about RM300 million
M Panora is a freehold, low-density landed residential project that sits on 45.38-acres.
This is the fourth project by Mah Sing in Rawang. Its earlier three projects in Rawang are M Residence 1 & 2 and M Aruna.
M Panora has only 396 units of double-storey super link homes (24' x 65') and there are nine units per acre.
The units with four bedrooms and three bathrooms (built-up ranging from 1,770 sq ft to 2,026 sq ft), are indicatively priced from RM650,000 onwards.
Mah Sing founder and group managing director, Tan Sri Leong Hoy Kum said there is improvement in sentiments towards the property market, which can be observed through the positive responses from the group's recent project launches.
Leong said with the current low-interest-rate environment, as well as the competitive pricing and unique selling points of M Panora, he is confident that the project will receive a positive response from the homebuyers.
"Driven by economic recovery, we believe that it is the right time for homebuyers to upgrade and secure their ideal home. M Panora would certainly fit the market demand for homebuyers who are seeking for bigger space to accommodate their household, especially for multigenerational families," he said after opening the M Panora sales gallery.
Leong said the group is gearing up to achieve its higher sales target of RM1.6 billion this year, with 91 per cent of products priced below RM700,000, and 51 per cent below RM500,000.
Mah Sing chief executive officer, Datuk Ho Hon Sang the group has been successful with its previous three projects in Rawang due to rising interest for landed homes in suburban areas.
Ho said the group understands the trend and is catering to the market demand.
On the concept for M Panora, Ho said the approach taken for the project is to emulate an inspiring living environment, which promotes a Zen lifestyle through heavily integrating natural aspects into its design and nature.
He said the homes are furnished over a practical layout and the flexibility for renovation in the future.
"This also helps to maximise the usage of layout in comparison to cutting edge layouts. Additionally, each house can hold out a 24-foot-wide frontage," he said.
Ho said M Panora will be an ideal choice for homebuyers who are looking to upgrade to a bigger home for their family, multi-generation families with older parents staying together, and newlyweds looking for a lifestyle space.
He added that the mid-range product of M Panora is also targeting existing homeowners and new homebuyers from areas such as Rawang, Sg Buloh, Kepong, Selayang, PJ, Damansara, and Kota Damansara.
