IJM Land's Sierra Hijauan residential project attracts buyers; new launches ahead

IJM Land is bringing forward its planned residential launches at Sierra Hijauan, phases 2F and 2G, to the second quarter of this year (Q2 2023), rather than the third quarter of 2023.

This is due to the positive sales reaction for the previous two phases in Sierra Hijauan, where it achieved 80 per cent take-up for Phase 2E and 85 per cent take-up for Phase 2H only a week after its priority sales event and debut last month.

Phases 2F and 2G will be brought ahead to Q2 2023 in anticipation of a similar outcome for the rest of 2023, according to Chai Kian Soon, the company's senior general manager.

Sierra Hijauan is a low-density development with only 310 units within its expansive 32.77-acre land size. It offers 2 and 2 ½ link villas, 2 ½ semi-detached homes, and large three-storey bungalows.

Phase 2E comprises 25 units of 2 ½ semi-detached homes and three-storey bungalows priced from RM2.33 million to RM3.34 million, while Phase 2H consists of 78 units of 2 and 2 ½ link villas, priced from RM1.42 million to RM1.785 million.

Sierra Hijauan, according to Chai, has always been reflective of the project's location.

He said Sierra Hijauan refers to the lush green hilly surroundings and is an ideal description of living in harmony with nature. In Spanish, the word "Sierra" alludes to a range of mountains, but "Hijauan" is a wonderful play on the Malay word for "green."

According to him, the garden landscape and green area account for 22 per cent of the development.

IJM Land recognised the reality that many affluent and professional urbanites now confront the issue of obtaining or upgrading to liveable and appealing urban residences in Kuala Lumpur when developing Sierra Hijauan.

Sierra Hijauan has been designed to appeal to people looking for an exceptional green jewel in Kuala Lumpur.

The project is located just 15km away from the Kuala Lumpur City Centre, secluded and tucked into a valley nestled among the foothills of the Hulu Gombak and Ampang Forest Reserve.

It is also surrounded by several well-established neighbourhoods, including Taman Melawati, Setiawangsa, and Wangsa Maju.

Besides that, there is also connectivity to many major highways including MRR2, Duke Highway, Ampang-Kuala Lumpur Elevated Highway (AKLEH), Jalan Ampang, Karak Highway, and the upcoming East Klang Valley Expressway (EKVE).

Chai said the advantage is that residents do not feel like they are in the city when they are at home.

"It makes you forget all about the rest of the city. It feels like residents can shut the world out. We have everything to ensure that your search for that perfect home is possible, with an earlier launch of Phases 2F and 2G sooner in Q2 2023. Even as the lives of our residents continue to evolve for the better with each new phase that we launch, I believe that they will be calling Sierra Hijauan their home indefinitely for the foreseeable future and beyond," Chai said.

He said that members of all ages and lifestyles can enjoy over 20 facilities and amenities, including the resident-exclusive clubhouse, which has a gymnasium, multipurpose hall, games room, swimming pool, picnic, and BBQ area, themed gardens, and children's play square.

Furthermore, IJM has made an effort to provide 24-hour surveillance and professionally-trained security to protect residents and preserve privacy for their families, using security cameras strategically placed and guard patrols in shifts.
