KUALA LUMPUR: Sime Darby Property Bhd says that XME Boulevard, a new commercial zone in Nilai Impian, is expected to enhance the township, generate job opportunities, and foster socio-economic growth in Nilai, Negeri Sembilan.
"For the residents of Nilai Impian, living nearby XME Boulevard provides greater ease of daily life, and as for entrepreneurs, setting up businesses here is a smart investment move," said Sime Darby Property chief operating officer for township development, Apollo Leong.
Leong emphasised that XME Boulevard capitalises on the attractiveness of Nilai Impian as a prime location for industrial and commercial activities in the region.
With an overall population of 61,191 residents and a projected growth rate of 35.5 percent, Nilai is positioned as a significant hub of economic activity, it said in a statement.
The first phase of XME Boulevard, featuring 20 shop offices, was fully taken up during its recent launch.
Phase 2 is scheduled to debut later this month, according to Leong.
The project boasts a gross development value (GDV) of RM54.1 million and is slated for completion by 2027.
It offers four-unit freehold shophouse configurations with built-up areas starting at 3,080 square feet. These are offered in two- and three-story versions, priced at RM1.38 million.
"XME Boulevard allows ample opportunities for entrepreneurs around Negeri Sembilan and the Greater Klang Valley to amplify their business footprint in a strategic location with high visibility and easy accessibility to and from major highways.
"The interest from business owners and retailers indicates that we have hit the right market point with this latest addition to our expanding portfolio," Leong said.
