KUALA LUMPUR: S P Setia Bhd's latest residential property launch in the Setia Alam Impian township, located in Seksyen 35, Shah Alam, Selangor, has attracted significant buyer interest.
The developer launched the third phase of the Ferrous series, Ferrous 3, last weekend, receiving nearly 300 registrations of interest.
Ferrous 3 comprises 101 freehold units of two-storey terraced homes within the Industrial Arts precinct of Setia Alam Impian.
According to divisional general manager Razly Mohammad Rus, several units have already been taken up. The homes range in size from 1,950 to 2,204 sq ft and are priced between RM915,000 and RM1.42 million.
"We are targeting young professionals, couples and families and primarily owner-occupiers from the catchment areas of Shah Alam, and other parts of Klang Valley. We are confident that the penultimate Ferrous 3 will perform well as its previous phases and will aim for the final phase of the Ferrous series, Ferrous 4, to launch next year," he added.
Ferrous 3 is expected to be completed by August 2026 and will feature smart green amenities such as smart locks, green switches, and solar photovoltaic systems.
The development will also include facilities like a linear park, basketball court, and playground, along with other amenities in the Setia Alam Impian township.
The first phase of the Ferrous series, launched in March 2023, is fully sold out, while Ferrous 2, launched in November 2023, has reached a 60 per cent take-up rate to date.
The Setia Alam Impian township, originally launched as Alam Impian in November 2006 by I&P Group Sdn Bhd, was rebranded following the merger of I&P Group with S P Setia in 2017.
With a total gross development value (GDV) of RM8.2 billion, the township primarily consists of cluster and terrace homes, with semi-detached homes and bungalows planned for next year.
Setia Alam Impian is on track for full completion by 2036 and will house 80,000 residents across 20,000 residential units.
