Gamuda Land pioneers digital transformation in property development

WHEN it comes to buying a landed property in Malaysia, homebuyers are spoiled with options, from new developments to sub-sale properties.

However, the search for a dream home is still elusive for many — while there are lots of units on the market, few come close to checking all the boxes of modern homebuyers.

In an effort to better understand what Malaysian homebuyers are looking for, leading property developer Gamuda Land ran an online survey in June, involving over 3,000 respondents.

The survey found that most prospective homeowners still aspired to own landed properties.

However, 86 per cent of respondents preferred a landed property that is customisable, indicating a shift in preferences away from conventional, one-size-fits-all homes.

REIMAGINING LANDED HOMES

Equipped with these key insights, Gamuda Land has introduced The Clove, its new home concept which showcases a modern, nature-driven design with an innovative home typology.

Each unit sits within a cluster of eight homes and comes with a spacious private garden, as well as vibrant communal green areas in place of traditional back lanes.

But what truly sets The Clove apart from other landed properties is the option for homeowners to customise and create their dream home.

Prospective homeowners can test out this customisation feature via Gamuda Land's Gen-AI GL Connect Portal, an AI chat assistant that will be launched on Oct 15.

According to Gamuda Berhad group chief digital officer John Lim, this innovative approach is meant to make the homebuying journey more seamless.

"Prospective homeowners can ask questions in natural language and receive instant layout recommendations for their new homes," said Lim, noting that conversations are not pre-scripted.

Besides a chat element, the AI chat assistant also features a visual element that allows homebuyers to visualise their homes in different layouts.

Customers can make real-time decisions about whether they want more bedrooms, a larger living space or specific design features.

This user-friendly portal is available 24/7, offering support in multiple languages, including English, Malay and Mandarin, ensuring accessibility for a wider audience.

The Clove homes are designed to be solar and EV-ready, featuring reinforced roofs and built-in isolators, reflecting Gamuda Land's commitment to build sustainable developments.

The GL Connect Portal simplifies the process for homebuyers, allowing them to easily select sustainable finishes such as EV chargers, solar panels and smart home packages from trusted partners. This empowers them to embrace a sustainable lifestyle even before they receive the keys to their dream home.

Gamuda Land chief operating officer Jess Teng shared that the portal also includes an interior design option, enhancing convenience for homebuyers. Once they finalise their selections, customers receive a summary along with an estimated total cost, allowing them to gauge expenses before visiting a showroom.

"This level of customisation is a first in the local property industry, and the experience doesn't end with the digital interface. After completing their online selections, homeowners can schedule an appointment to visit our Experience Gallery, where they can see their choices come to life," she added.

PUSHING THE BOUNDARIES

The Clove and the GL Connect Portal experience is made possible thanks to Gamuda Land's trifecta of digital innovation, design innovation and next-gen digital Industrialised Building System (IBS), according to Lim.

Gamuda Land's adoption of next-gen digital IBS, in particular, allows the developer to build homes with precision, speed and customisation, while also being more environmentally friendly.

"This integrated approach is unique to the Gamuda Group, thanks to the collaboration of our Property Development, Construction and Digitalisation arms.

"All design and digital innovations are conceptualised and developed in-house by our dedicated teams, ensuring a seamless integration of cutting-edge technology and design excellence," added Lim.

Prospective homeowners interested in The Clove can keep their eyes peeled for the GL Connect Portal, which will be available to the public on the Gamuda Land website starting Oct 15.

Usage of the portal is free, allowing anyone to explore the AI chat assistant for layout suggestions or to build their home manually.

The Clove is set to launch in three of Gamuda Land's thriving satellite townships in the Klang Valley: Gamuda Cove (Kuala Langat), Gamuda Gardens (Sungai Buloh North), and the Clove Signature series at twentyfive7 (South of Kota Kemuning).

The Clove Signature series will feature premium fittings and is located within a well-established township, providing residents with convenient access to amenities at the popular Quayside Mall.
