Nga: 113 abandoned housing projects leave over 15,000 buyers in limbo

KUALA LUMPUR: There are 113 abandoned private housing projects nationwide involving 30,371 units and 15,952 buyers.

Housing and Local Government Minister Nga Kor Ming said in a parliamentary written reply that this was based on figures as of Sept 30.

These houses were defined as abandoned under the Housing Development (Control and Licensing) Act 1966.

He said based on the statistics, 72 of the abandoned projects fall under the landed housing category (64 per cent), 36 projects under the strata housing category (32 per cent), and five projects are under the mixed housing category (four per cent).

"However, as of Sept 30, 14 abandoned private housing projects involving 1,901 housing units, with a gross development value of RM574.79 million, have been successfully revived under the monitoring of the Task Force for Abandoned and Troubled Private Housing Projects established since December 2022," he said in the reply to a question from Datuk Rosol Wahid (PN-Hulu Terengganu).

Rosol asked about the latest status of abandoned housing projects nationwide and the breakdown by house category up to this month.

On a related matter, Nga said the government is addressing the issue of the excess in the number of unsold houses, especially affordable houses by mapping prices based on median income by state and district.

He said the data is taken from the 2022 Household Income and Basic Amenities Survey Report, which serves as a guide for developers and housing agencies to set selling prices for homes in specific localities.

"This price mapping can be accessed via the website at https://www.muo.gov.my. The government is also encouraging developers to conduct feasibility studies before starting any development to ensure that the houses built are suitable for the affordability levels of the people."

For long-term initiatives, Nga said the ministry is developing a big data analytics housing system, which will serve as a repository and reference source for various stakeholders in the housing sector, particularly concerning housing development planning.

"The proposed implementation of this project has an estimated cost of RM36 million over a period of 36 months.

"Through the system, housing data analytics modules will be developed and completed modules will be utilised first without waiting for the entire project to be fully completed."
