IT is quite surprising to know that UEP Subang Jaya (commonly known as USJ) still has pockets of land after years of developments.
The construction of USJ started in 1988 after the completion of Subang Jaya and almost 80 per cent of the area was developed by Sime UEP Properties Bhd, the property development arm of Sime Darby Bhd.
USJ has grown rapidly in recent years, thanks to big spending by the government to develop infrastructure and other developers who came in to build malls and houses.
Located in the established neighbourhood of USJ/Subang Jaya are shopping malls like One City, The Main Place, Subang Parade, Empire Subang, First Subang, Mydin USJ, Giant USJ, Summit USJ, Empire Remix and Da Men.
Sime UEP is currently developing the RM4 billion Subang Jaya City Centre near Subang Parade, and recently launched Lot 15.
Lot 15, comprising two 20-storey serviced apartment blocks with a total of 361 units, is doing well because of its location and pricing (from RM593,888). The project is close to the Subang Jaya light rail transit (LRT) station and popular shopping malls.
A newer development in USJ1 area is USJ ONE Park, a mixed-residential project by BHL Group of Companies. The project was launched in 2014 with condominium units starting from RM297,000. The current sub-sale price is more than RM538,000 (about RM430 per sq ft). The project’s three-storey link houses were sold from RM888,000 and prices have increased by more than 50 per cent today.
USJ ONE Park is located directly beside the posh neighbourhood of Grandville and the commercial area of Regalia Business Centre and Empire Remix.
Imbued with lavish contemporary stylings balanced with panoramic natural vistas, the development takes green living to new heights, with rooftop gardens and vegetation on all floors.
Meanwhile, a huge development in USJ 25, One City, is already changing the landscape with several high rises.
The RM5 billion development includes shop offices, office suites, retail lots, serviced apartments, corporate offices, shopping malls and hotels.
The third and largest phase of the development is MCT Mall. It will have 1.5 million sq ft of retail space, four 45-storey buildings for a corporate office tower, two hotels (in one block with a total of 900 rooms) and small office/flexible office units.
When completed, the entire One City development will have a total of 12,000 parking bays.
Investor’s haven
While USJ is self-contained with shopping malls, hypermarkets, medical centres and colleges, the established neighbourhood is complete with commercial and industrial settings, and is sought-after by investors.
The most notable business centre is the “Taipan Triangle” (covering USJ 10 and part of USJ 9) which has banks, medical and dental clinics, restaurants, cafes, bars, fast-food outlets and boutiques among others.
The crown jewel of USJ 19’s commercial and industrial development area is the USJ 19 Twin Park project, featuring semi-detached factories designed for offices, warehouse factory operations and showrooms.
In terms of industrial parks, there are the Ultramine, Sungai Penaga Industrial Park, Subang Industrial Park and Sime UEP Industrial Park near USJ 3.
Among the biggest investors in Sime UEP Industrial Park are Proton, Lotus Cars, Faber Castell and other international firms.
Road and rail connectivity boosts USJ’s appeal
The two major roads serving USJ/Subang Jaya are Persiaran Kewajipan and Persiaran Tujuan.
Major roads that lead to and out of USJ include the Federal Highway, New Klang Valley Expressway, North-South Expressway Central Link, Shah Alam Expressway (Kesas), Damansara-Puchong Expressway and New Pantai Expressway.
Because of rapid development in USJ/Subang Jaya, there is often traffic gridlock at the junction between Kesas and Persiaran Kewajipan. To improve traffic, two U-turn ramps were built at the Kesas- Kewajipan junction.
In terms of public transport, there are the elevated bus rapid transit (BRT) Sunway line and the Kelana Jaya LRT Line serving the township.
A new catalyst to USJ’s growth was the LRT line extension which opened on June 30 2016, from Kelana Jaya LRT depot to Subang Jaya station (interchange station to Subang Jaya KTM Komuter station), SS15 LRT station, SS18 LRT station, USJ 7 station, Taipan LRT station, Wawasan LRT station, and lastly, USJ21 LRT station.
RapidKL has buses plying between Subang Jaya and USJ to serve the community.
The BRT Sunway Line provides an integrated transit service which connects Bandar Sunway and USJ.
There are two main BRT stations serving the township. The USJ 7 station is an interchange to the Kelana Jaya Line.
