ECO Majestic, located about 45km from Kuala Lumpur, is a crown jewel of Eco World Development Group Bhd. Spread across 440ha, the development boasts numerous types of residential and commercial properties such as bungalows, terraced houses, park homes, semi-detached bungalows and high-rise residentials.
The entire Eco Majestic development has a gross development value of RM11 billion.
Eco World divisional general manager Evon Yap is quick to stress that the development’s location is an advantage for the company’s target market.
“Eco Majestic is not for the up-and-coming young professionals who want to be closer to work, and therefore would prefer a city-centre location. It is for the middle-class to affluent young families who want a peaceful and safe gated community for their children to grow up in. At Eco World, we always make sure that we build homes to last a lifetime and this is what we are offering our buyers,” she told NST Property.
“Yes, there is a perception that Semenyih is far from the city but that’s not exactly accurate. However, we understand that connectivity might be an issue and that’s why we have invested close to RM186 million to put in place a good road network which links the project to highways. That allocation also includes upgrading works for existing roads with new junction connecting to local roads which also benefits the surrounding neighbourhood.”
There are three exit points for the township, namely East Gate via Jalan Semenyih, North Gate via Kajang-Seremban Expressway (Lekas) - Semenyih (exit2102) and West Gate via new dedicated Lekas-Eco Majestic interchange (exit 2102A).
SCALING UP THE DEVELOPMENT
As of the end of last year, Eco World has completed and delivered 2,500 units of houses across four precincts and neighbourhood shops.
“We are going to deliver 2,500 units this year, and 2,500 units next year,” said Yap, adding that the group is on track in its delivery.
Yap said the entire Eco Majestic development puts great emphasis on nature.
“A big focus is to preserve flora and fauna for the ecosystem and community. That’s why Eco Majestic has transplanted more than 300 trees.
“Our landscaping also focuses on detention ponds and parks for recreational activities, which also work as active cooling agents, security buffer, flood mitigation and natural habitat for animals.”
She said other than the 10,517m of bicycle and foot paths to reduce carbon footprint, 23 per cent of the entire township has been dedicated to parks. These also include backlane gardens, linear gardens, streetscapes as well as detention ponds.
Meanwhile, another development, the Eco Forest, takes the green focus to another level through its tagline “Canopy of Artistry”.
“The key uniqueness of Eco Forest is that more than 20 per cent of its landscape is dedicated to greenery, including the 10ha Lake Forest Park, which pretty much symbolises heart of the township,” said Yap.
“It is strategically located in the heart of Eco Forest, the commercial area which is accessible from all phases. The park is carefully designed for outdoor activities such as jogging and cycling.”
Located some 10km from Eco Majestic, Eco Forest’s show village will open on September 9.
