SEMENYIH is one of the fastest growing areas in Greater Kuala Lumpur or the southern corridor of the Klang Valley.
It falls within the jurisdiction of the Kajang Municipal Council in Hulu Langat district.
Before there were major property developments, Semenyih was already popular because of its many eco-tourism offerings such as Broga Hill, LadyBird Organic Farm, Rabbit Fun Land, Broga Recreational Fishing Park, Sungai Gabai waterfall, Semenyih water reservoir and Sungai Congkak recreational forest.
The remarkable growth of Semenyih in the last 10 years is attributed to its strategic location and access to major roads and highways.
The mass rapid transit (Sungai Buloh-Kajang and Sungai Buloh-Serdang-Putrajaya) reinforced it further as a highly accessible town.
You can find Tesco hypermarket, The Store supermarket, Econsave supermarket and fast-food outlets in the town.
According to a property valuer, a double-storey terraced house in Semenyih cost about RM200,000 more than a decade ago. Today, the same property should be worth RM700,000 to RM800,000.
“Semenyih, without doubt, has emerged as a key area that offers plenty of potential for development.
“Property developers became interested in the town due to the reasonable land prices compared with Kuala Lumpur city centre. Because of their projects which have changed the entire landscape in Semenyih, properties built 10 to 20 years ago are enjoying good take-up rates in sale and rental.”
Top developers in Semenyih include Eco World Development Group Bhd (Eco Majestic and Eco Forest), SP Setia Bhd (Setia EcoHill) and UMLand Bhd (Albury@Mahkota Hills).
A developer from China, Country Garden Holdings Ltd, has also started building Diamond City offering Spanish-style villas in Semenyih.
DEMAND TO REMAIN STRONG
Demand will continue to be strong in Semenyih as buyers are looking for a place of their own or for investment purposes, said Zerin Property chief executive officer and founder Previndran Singhe.
But he expects prices to remain flat for one to two years because of market sentiments.
However, a well-planned township which has properties with different pricing and which emphasises on security, accessibility, landscaping and amenities such as schools, shops and hypermarkets, will continue to do well, he told NST Property.
“The three biggest assets of the country are located south of Kuala Lumpur, namely Kuala Lumpur
International Airport, Putrajaya and Sepang International Circuit. Obviously, developments will move to the south.
“Bangi is probably the furthest a person who drives to Kuala Lumpur will stay. Further is Seremban but they most likely will take the KTM Komuter or bus to travel to the city.†
“Semenyih is near to Kuala Lumpur and is definitely a good option, with accessibility to major highways.
“We expect more buyers in Semenyih. It is a nice town with undulating land. But it would be goodto see more infrastructure coming up there,” he said.
