Despite the ongoing pandemic, demand for high-rise residential developments in prime locations remains strong, according to Sime Darby Property Berhad group managing director Datuk Azmir Merican.

He said, the company launched two high-rise offerings last year that were successful.

It launched Jendela Residences at KLGCC Resort, which had an 80 per cent take-up rate in its first phase, and Maya Ara Residences in Ara Damansara, which had a 90 per cent take-up rate on the day of launch.

The company is currently previewing 'The Serenade,' its final condominium offering within The Glades, which is nestled within Putra Heights' self-contained township.

The Glades is a high-end, low-density freehold development. The luxury low-rise condominiums, bungalows, superlink homes, cluster villas, townhouses, and the Waterfront Clubhouse are all part of the 56-acre enclave.

The Alcove, which is The Glades' maiden condominium development, received 100 per cent take-up for all 72 units.

Azmir said the low-density, six-story development appealed to families and 'downsizers' seeking a balance of nature and convenience in a tropical resort lifestyle.

The Serenade, according to Azmir, was designed with exclusivity in mind, which explains the low density of 122 units spread across five blocks, with only two, four, or six units per floor.

The development provides larger build-ups ranging from 1,335 sq ft to 2,465 sq ft, which are ideal for families looking to upgrade or empty nesters looking to downsize from a landed home.

The rooms are designed to easily convert into home offices, while 20 select units come with their private garden.

Type A offers three bedrooms and three bathrooms while Types B & C offers 3+1 bedrooms and four bathrooms.

Type D and E offer 4+1 bedrooms with five bathrooms and feature a modern dual key design appealing to multi-generational families.

Selected Type C units also come with indoor-outdoor 'lanai' areas that overlook the landscaped greenery of the central Garden Plaza.

The building's design maximises natural lighting and ventilation while maintaining privacy, and it incorporates sustainability and innovation features such as rainwater harvesting, an automated waste collection system, and a playground accessible to children with disabilities.

"When designing The Serenade, we clearly identified our potential customers and extensively researched their wants and needs, as well as how they would interact with spaces on a day-to-day basis. We saw that post-pandemic, homeowners are looking for larger floorplans with layouts that offer a clear separation of personal, work, and family spaces.

"Green areas, pocket parks, and recreational features such as jogging and cycling tracks and fitness facilities are more important than ever as health and wellness take a stronger precedence in our lives," Azmir said.

Azmir said The Serenade is the last chance for lifestyle upgraders to live in this exclusive community at an affordable price point because of the limited units available and because it is The Glades' final condominium offering.
