Is living in a big city peaceful, especially with issues like Covid-19?
Some people enjoy the hustle and bustle of big cities, even if it is occasionally disrupted.
Others, meanwhile, prefer to live in smaller towns or on the outskirts of large cities as they reconsider living arrangements and desire more space since Covid-19 in 2020.
According to PropertyGuru DataSense's Q1 2021 report, the property market has seen a shift in trends, with buyers shifting from cities to rural or suburban areas.
The increased demand for larger-lot homes in rural areas increased property purchases in smaller towns.
Buyers preferred landed properties over high-rise homes, with terraced houses accounting for 54 per cent of Malaysian purchases, followed by condominiums at 18 per cent.
The population of Seremban, the capital of Negeri Sembilan, has grown.
According to, the population has grown significantly, from about 49,000 in 1950 to 494,000 today.
According to PropertyGuru Malaysia's biannual Consumer Sentiment Study for H1 2022, homebuyers prefer to live outside of Klang Valley while still enjoying the conveniences and amenities that the major metropolis has to offer.
As a result, Seremban 2 has become a popular choice among many home buyers because it offers the same amenities as the big city while also offering lower housing costs.
Seremban 2 is a 1,537 hectare freehold self-contained township developed by IJM Land Bhd that offers modern amenities and the convenience of a city.
Once a barren plot of agricultural land, Seremban 2 has been transformed into a vibrant, self-contained township with a close-knit community. With a good mix of residential, commercial, and light industrial development, the township has emerged as one of the most progressive and successful developments in Negeri Sembilan after 27 years.
With 70 per cent of the development completed, Seremban 2 now has a population of over 62,000 people.

Seremban 2 has undergone a significant transition with various property developments to suit every residential need, despite the real estate industry's limited value appreciation.
IJM Land recently introduced Rimbun Aman, a single-storey link home, to homebuyers in Seremban 2.
Prices start at RM350,000 for built-up areas ranging from 971 to 1,135 square feet. Each apartment has three bedrooms and two bathrooms. The homes and decor are specifically designed to house large groups of people in a supposedly small space.
Arena, a two-story link home, and Ikon, a two-story shop located in the township's vibrant commercial development, are scheduled to launch this year.
According to IJM Land data and statistics, the homebuyer demographics in Seremban 2 showed that people from Negeri Sembilan made up 78 per cent of the buyers, followed by Selangor/Kuala Lumpur at 15 per cent, and other states made up the remaining 7 per cent.
In comparison to 2020, the volume of transactions in the area increased by 39 per cent last year.
Buyer preferences have shifted away from shorter commute times and toward larger property sizes and costs per square foot, indicating a strong interest in Seremban's offerings.
The Seremban 2 bungalows and semi-detached homes cost between RM1.8 million and RM3.5 million, while the link homes start at RM500,000 and have a generous built-up area.
"During the lockdown, those who lived in condos or apartments had limited movement within their homes, and some could not leave their homes to use communal facilities. The desire to have their personal large space has resulted in a shift towards landed properties," Hoo said.
