KUALA LUMPUR: The residential market in Nilai, Negeri Sembilan, is poised for a slow but steady recovery, driven by increased demand for mid-priced and affordable homes as the economy improves.
Market observers note that both supply and demand for new landed and high-rise residential units priced below RM500,000 remain strong.
High-rise living in Nilai is especially appealing to first-time homebuyers and small families due to its strategic location near Kuala Lumpur International Airport 2 (KLIA2) and various institutions.
The area also features notable establishments like the Nilai Sports Complex, Universiti Sains Islam Malaysia, Nilai University, and MILA University, which boosts demand for rental properties, particularly student housing.
Boutique developer Ehsan Property is set to launch an integrated development called Ehsan Widuri in the current quarter.
This project aims to meet the growing demand for quality living spaces, emphasising sustainability and innovative design.
Datuk Abdul Hamid P.V. Abdu, founder and chief executive officer of Ehsan Group of Companies, highlighted the developer's existing projects as 'exemplary examples' of its ongoing dedication to quality and innovation.
"Building on the success of our current developments, Ehsan Property is ready to replicate this winning formula in Ehsan Widuri, targeting a new demographic of homebuyers. We aim to attract those seeking not just a home but a lifestyle aligned with their values," he said in a statement.
He highlighted the strategic locations of Ehsan Property's developments, which offer residents access to a variety of facilities and amenities.
This focus not only enhances living experiences but also presents potential high yields for investors, he said.
"Ehsan Property continues to thrive in a dynamic property market. Our commitment to innovation allows us to respond to evolving economic conditions and shifting consumer preferences, he said.
"We are dedicated to creating not just homes but living spaces that reflect the aspirations of every resident. Through innovation, we consistently raise the standard of our developments."'
Phase 1 of Ehsan Widuri will feature 242 units of serviced apartments in Block A (levels 9-30), along with 7 office lots, 6 shop lots, and 7 floors dedicated to 540 parking bays. Phase 2 will introduce an additional 242 units in Block B with diverse layouts ranging from 730 sq ft to 980 sq ft, ensuring affordability for a broader audience.
Abdul Hamid noted that the development will offer various facilities, including a wedding and exhibition hall.
"This neighbourhood is designed to be a collective that will grow and flourish over time," he said.
