The groundwork for the multi-tenanted ready-built warehouse (RBW) at Bandar Bukit Raja Industrial Gateway (BBRIG) in Selangor has commenced.
The 39-acre freehold BBRIG property in Bandar Bukit Raja, Klang, is being developed in collaboration by Sime Darby Property Bhd, Mitsui & Co Ltd, and Mitsubishi Estate Co Ltd.
BBRIG is made up of 10 plots with Grade A amenities and provides built-to-suit (BTS) services as well as land leases to business owners.
The RBW project is anticipated to be completed in the second half of 2023.
According to Sime Darby Property, Bandar Bukit Raja has the marketability to address the growing demand for high-quality logistics products, infrastructure, and supply chain management on a worldwide scale.
Bandar Bukit Raja is accessible via major highways like the New Klang Valley Expressway, Federal Highway, KESAS Highway, and the West Coast Expressway.
These expressways link Bandar Bukit Raja to important industrial parks such as Port Klang and the Kuala Lumpur International Airports, as well as industrial properties owned by Sime Darby Property such as in the City of Elmina and Serenia City in Selangor, and Hamilton Nilai City in Negeri Sembilan.
The RBW project has obtained a pre-committed lease from logistics tenants CEVA Logistics and SL Ng for the two-storey warehouse. Both tenants will occupy 487,000 square feet gross floor space.
This project, the third to begin at BBRIG, intends to offer solutions for the global supply chain sector. It will feature infrastructure that allows for operational and technological scalability as well as simple access to roads for the transportation of goods.
Two completed BTS projects totalling 384,000 sq ft are now fully occupied with the first project handed over to Senheng Electric (KL) Sdn Bhd in 2020. Leschaco (Malaysia) Sdn Bhd and CEVA Logistics will receive their shared product a year later.
According to Datuk Azmir Merican, group managing director of Sime Darby Property, the market demand for goods used in logistics and industry is still strong.

In terms of location, BBRIG is conveniently integrated with its surrounding ecosystem, offering easy access to road networks that connect with seaports and airports, as well as nearby residential areas," he said in a statement today.
The managing director of Mitsui & Co (Malaysia) Sdn Bhd, Daiji Kojima, said that working with international and domestic third-party logistics companies like CEVA Logistics and SL Ng is a privilege.
The two remaining projects are currently in various phases of negotiations with potential tenants, including warehousing and distribution facilities, cold chain logistics, and third-party logistics providers.
